New High School in Mandeville, LA almost ready to go.

The new high school built off of Hwy 1088, in between the interstate and Hwy 36, is just about ready for students. The Times Picayune and NOLA.com has a good article on it. I hope it excels and becomes an award winning educational institution, adding to the highly regarded Mandeville School District, as well as St Tammany overall.

Looks to be a good website.

"Resources brought to you by the Cooperative Extension System and your Local Institution."

I have not dug into it, but from the outside it looks like a user friendly portal into the resources available from the LSU Ag Center, as well as it's CoOps. Any college with an A&M (Agricultural and Mechanical) behind it. Someone please correct me if I am wrong. If this is the case, there is going to be vast resources through this website for anyone farming or ranching at any level. From backyard to commercial.

Growing Blackberries in Louisiana

The LSU Ag Center has another good article on growing blackberries in Louisiana. I know we have several "pick your own" blueberry farms locally, but no blackberry. Now I have to reckon the reason is we have so many WILD thorny ones growing in our own backyards. My legs have been chewed up many times by them. However, they do make some darn good berries. Lol. I found the article interesting.

Wildlife Research in Louisiana

The LSU Ag Center just posted another good article about wildlife research here in LA. What I found the most interesting was the mention of "game ranching" in LA, with white-tailed deer as the farm crop. I had a client mention to me, maybe two weeks ago, that if she had the choice of ground deer meat, right along side ground beef, at her local grocery store, she would buy it every time. And I would have to agree. Ted Turner ranches bison. I know elk ranches exist. This is good meat, and I believe healthier for us as well. I like the idea.

First St Tammany REIA Meeting, Wednesday February 25th, 6:30 – 8-30pm.

Looking forward to getting this thing going. Investing in Real Estate is an excellent path to financial freedom, and I am pleased to be a part of investing in Real Estate in St Tammany.

There are approximately 4,376,201 ways to invest in real estate, or so my last calculations tell me. Just kidding. There are many paths you can choose. I started with vacant land, just found the largest piece of good land (my biggest criteria were size and flood zone) for the cheapest price in a given area, bought it, subdivided it and almost tripled my money. My area at the time was W St Tammany. I actually took my time with it and took about a year, but I could have done it faster, especially if I would have had more experience.

Regardless, you can buy land, flip homes, rentals, multi-family, commercial, there are a whole bunch of ways to invest, but you have to do it right. Robert Kiyosaki has created a game called Cash Flow, and it is an excellent tool for learning about investing. It teaches the difference of good debt, vs. bad debt. Therefore, this is what we have planned. 3 games allowing for 15 players, as well as sandwiches and drinks. We will be available for any questions about real estate, including home values, inventory, days on market. Questions about researching deeds and mortgages with the Clerk of Court, foreclosures, short sales, mortgage pre-qualification, title insurance, home inspection. You name it, we are going to cover it. If I do not have the person at our meeting who can answer your question, I will make sure you get in touch with the right person. This is our goal at the meetings. We are here to provide information and build relationships.

22 Acres along Bayou Liberty preserved as wetlands.

This is pretty interesting. NOLA and The Times Picayune Now first off I want to say I do not know exactly where the land is located, however I do know a few things. $1.5 Million is $68K an acre. That seems a little high for swampland is LA, especially in these tough economic times. I mean, is it commercial swamp? I am guessing they negotiated down to this price, right? Pardon me for being pessimistic but seems somebody is making a pretty penny on this land. There has to be a wetlands determination on this parcel by the Army Corps of Engineers. This should prohibit development of this "blackwater stream," and if it doesn't then the law needs to be changed and given more teeth. Isn't that one of the jobs of the Army Corps of Engineers? Saving our wetlands for hurricane protection if for nothing else. Both Slidell and Mandeville have seen flooding problems due to development and landfill. If you fill in the low areas then the water has no place to go, and if you dig them out, you better run when a hurricane comes.

68k an acre, wow. That is the best deal they can get?

Currently in the MLS in the same area as Bayou Liberty;

39 acres – 980K, (preliminary approval for 85 lot subdivision)

19.67 acres – 433K, (near the mall)

9.3 acres -373K (waterfront property off Bayou Liberty Rd)

9.26 acres – 310K (possible commercial) 

The list goes on.

I absolutely support the preservation of land, but do the math, this seems egregious.

St Tammany Parish Hospital Expansion

I knew this was coming, but I did not know the details. 10 year, $200,000,000.00 (Yes $200 Million) expansion. NOLA.com and The Times Picayune Well, good Lord willing I will not need its services, but I am glad it is happening. I think it is gonna be sweet when it is completed. I know I will be glad when Hwy 21 is done.

Bald Eagles Nesting in Fontainebleau

Now this is the kinda news I like to see. NOLA.com and The Times Picayune Bald Eagles nesting in Mandeville. I have seen one before, flying, in North Covington, over Lake Ramsey way. A beautiful sight. We should have more.
