76 homes sold in the Cities of Slidell, Pearl River, and Lacombe for the month of February 2012. WooHoo!! 76 is a nice jump, around a 25% increase, from the 58 sold in January. 2012 will hopefully be a better year; I know the robo-signing scandal is behind us and there will soon be an increase in the number of foreclosures and hence REOs hitting the market soon. These will have to absorbed by the current market; which may mean a short term decrease in home values, However, good Lord willing, once the back log of foreclosures is caught up, we will begin to rise out of this economic muck.

Only 58 homes sold in Eastern St Tammany Parish during January 2012, which is a small decrease when looking back at the 70 homes sold during December 2011. No need to stress, January is always a slow month. Christmas was just around the corner, many people were very busy, days are short and the weather is cold. Better numbers are ahead. 🙂

78 Homes sold in Eastern St Tammany Parish for the month of November 2011, which is a hefty decrease from the higher volume, 96 homes, sold during the month of October. With our weather changing and our days shorter, not to mention Thanksgiving, we normally see a down turn in the market at this time of the year, so not to worry. If the numbers continue to stay at this level after the first of the year, then there will be more cause for concern.

Not sure why the 20% increase from one month to the next, especially as we head into the cooler months, however strong sales numbers is always a positive note.

106 Homes sold in East St Tammany Parish for May 2011. This is a major, almost 20% increase in volume, from the previous numbers recorded in April 2011. Since there is currently a record number of foreclosures on the market, we need for some of this low end, bank owned inventory, to be purchased by investors and first time home buyers. "Buy and Hold" is the key to making money in this market. Buy cheap, renovate, rent and then be patient… The purchasing of this large inventory will over time pick up home values. My wish at this time is for the very nice increase in sales volume from April to May to continue for the long haul. I firmly belive we have been mired in this muck long enough.

All of these homes are under 150K, and are in an average or better condition, with a minimum of 1000 SQFT living space, as well a minimum of 3 bedrooms and 2 bathrooms, just so you know these homes are not ordinary. For investors looking to purchase "buy and hold" properties in the East St Tammany market these homes are the choicest picks. These are, at the very least, a good list of homes to start with, you can always change the criteria and these homes are listed FOR UNDER $70.00 SQFT!
