St Tammany Courthouse and Commercial Real Estate

Investing in real estate located near a Parish Seat, or in the rest of the 49 States what are called Counties,  LOL. 🙂 Is, and and probably always be, a good long term investment. Proximity to the Parish Justice Center, in say; one of the fastest growing Parishes in Louisiana. Hmmm… Sounds like an idea with potential. Attached below is a list of commerial properties for sale within one half mile of the St Tammany Parish Justice Center located at 701 N Columbia St, Covington, LA 70433. 1/2 mile is not a bad walking distance, though I would question the sanity of anyone who attempts it in June July or August, and September, and part of October sometimes too… 🙂 I love humidity!

Seriously; County Seats or town centers of growing communities are good long term investments; real estate in these and like locations have the ability to yield high quality returns.

Third St Tammany REIA – Quite a surprise!

Being slightly late for our 3rd monthly REIA gathering last night proved costly for me and at the same time was quite a pleasant surprise. I walked into (actually did not get "into" the room) a full house of investors (some more seasoned than others), realtors, appraisers, and some who just wanted to know what the others and the speaker (Ken Moran of Stewart Title) was willing to share.

Keeping with our plan, it was an informal, interactive and extremely informative session of sharing. Sharing the knowledge of those who had it with those willing to acquire it. I overheard comments from the group specifically referring to the information such as; "This is Good Stuff", or "I did not realize that..", or "Where can you get that..". This type of interaction was not the only thing that suprised me about last night's meeting. The size of the group also surprised me, as well as, their extreme focus to what each who spoke had to say.

I guess its the 25 years of appraising that has forced me to guard my knowledge of data or procedures, but the most surprising of last night was the tremendous amount of free flowing knowledge, and the equally impressive reception of that knowledge.

However, with success comes its pains; the size of the group has out grown the space we have available to us presently. I believe for next month's meeting we should seriously consider moving to a larger venue. I would suggest to each who reads this blog - submit an alternative location and Marc, Skip and I will investigate the feasibility of each.

I can not wait til next meeting, I woke up this morning (my 15th wedding aniversary) and could not stop brainstorming about what St Tammany REIA could do next, and WHERE!. Great Job Marc!

First St Tammany REIA Meeting; Wednesday February, 25th, 2009

This coming Wednesday. February 25th, 2009 from 6:30 – 8:30 is our first St Tammany REIA meeting. REIA stands for Real Estate Investor's Association, and we are looking to be a consolidated resource for the real estate investor in St Tammany Parish. Multi-family properties, foreclosures, pre-foreclosure/short sales, REOs, wholesaling, flips, buy and hold, mobile homes, vacant land, commercial. There is a multitude ways to invest with real estate and good opportunities abound. With a little knowledge you too can be dangerous. Questions about financing and mortgages, home inspections, leasing or selling, appraisal/valuation, insurance, taxes, comparable solds in your market.

First St Tammany REIA Meeting, Wednesday February 25th, 6:30 – 8-30pm.

Looking forward to getting this thing going. Investing in Real Estate is an excellent path to financial freedom, and I am pleased to be a part of investing in Real Estate in St Tammany.

There are approximately 4,376,201 ways to invest in real estate, or so my last calculations tell me. Just kidding. There are many paths you can choose. I started with vacant land, just found the largest piece of good land (my biggest criteria were size and flood zone) for the cheapest price in a given area, bought it, subdivided it and almost tripled my money. My area at the time was W St Tammany. I actually took my time with it and took about a year, but I could have done it faster, especially if I would have had more experience.

Regardless, you can buy land, flip homes, rentals, multi-family, commercial, there are a whole bunch of ways to invest, but you have to do it right. Robert Kiyosaki has created a game called Cash Flow, and it is an excellent tool for learning about investing. It teaches the difference of good debt, vs. bad debt. Therefore, this is what we have planned. 3 games allowing for 15 players, as well as sandwiches and drinks. We will be available for any questions about real estate, including home values, inventory, days on market. Questions about researching deeds and mortgages with the Clerk of Court, foreclosures, short sales, mortgage pre-qualification, title insurance, home inspection. You name it, we are going to cover it. If I do not have the person at our meeting who can answer your question, I will make sure you get in touch with the right person. This is our goal at the meetings. We are here to provide information and build relationships.
