Due to the decreasing market, many of these homes, (90%) are going back to the bank. They are over financed and eventually become REOs. These REOs are the better deals. These are standard real estate transactions, the buyer is allowed to negotiate, as well perform inspections and walk away from the purchase if there are too many negatives found during inspections.
The foreclosures are very cut and dry. No inspections, and no walking away.

You are welcome and thank you. When life
    gives you lemons
No, seriously. These are not the best of
times for many. I have friends who have lost their homes. Loss of job, divorce,
both effected, if not caused by the economy. One was in construction, and the
other in mortgages. The number of foreclosures in St Tammany doubled in 2
years, though over the last 6 months or so the numbers week to week have
leveled off, (average of about 40 45 scheduled). I do not have the
knowledge to pinpoint the reason for this leveling. I hope it is due to our
economy bouncing along the bottom, collecting itself to rebound, however it
could be due to our Civil Sheriff reigning in the numbers, or following Federal
guidelines passed down from above. I do know there are several hundred
foreclosures in St Tammany which are filed but not scheduled yet. The worst
part is St Tammany / Louisiana
is weathering this economic storm better than most parts of the nation. If
anyone thinks it is bad here they are in serious error. I speak with people all
of the time who are moving here. It is much worse in; California,
    Florida, Alabama,
    Georgia,
    just to name a few.
It will get better though, this is why we
    have elections. J

    Thank You
