Please see the attached 5 Year Real Estate study concerning Mandeville, LA home sales during the period January 2008 through September 2013. Early on, from 2008 to 2009, for almost 6 months there were losses from the previous year, however since that time, from 2010 forward, there have slow, but steady increases in home sales over the past several years. Not every month has kept an even keel over this time, however when you look at the majority of the numbers, you will be able to see the volume of homes sold on a month to month basis has increased for the past several years. This is great news for the real estate community in Mandeville. A higher volume of sales means decreased inventory. Less inventory means limited supply and therefore higher demand. Please view the attached bar graph showing the period, beginning in January 2008 and running current / through September 2013. The number of homes sold over a 5 year period compared, side by side, on a monthly basis. I believe there are signs of improvement. The numbers are better, month to month. Good Lord willing the trend continues.

Good afternoon, please find attached a bar graph and also a line graph representing the number of home sales for the Cities of Slidell, Pearl River, and Lacombe, on a month to month basis. Starting in January of 2012 and running consecutively though September 2013. As you can see by the graph, the volume of sales for Eastern St Tammany Parish has been fluctuating over previous years, though there are some signs of consistent annual improvement. The first quarter of each year for the last 3 years, the numbers have improved in each month. As well, except for a hiccup in August 2012, the 3 month period of July through September has also shown a similar 3 year trend upwards. To place it into a different perspective, it looks like, for a major part, the market has been slowly bouncing back over the last several years, however there has been some inconsistency as the market shows some signs it is still struggling. In my opinion, the most likely culprit has been the record number of bank owned homes for sale; which has been smothering the average resale market, especially for homes between 100 and 200K. Hopefully there will be better news in the future. Regardless we will continue to keep an eye on the numbers for you knowledge. Good evening, attached is a bar graph and a line graph showing the volume / units of home sales for the Cities of Covington, Abita Springs, and Folsom, on a month to month basis. Beginning in January 2012 and running current though September 2013. As you can see by the graph, the volume of sales for the Covington area has been increasing over previous years. The lines are a little blurry for the years 2010 and 2011, however you can clearly see an increase for 2012 and again currently for 2013. This is welcome news for the local real estate market. Increased sales means reduced inventory which means higher property values. It does not happen overnight, especially with the flood of REO homes on the market, however if the trend continues there will be more appreciation of homeownership.

Good evening, please see above a 3 year bar graph and a 3 year line graph showing the volume of home sales in Mandeville and Madisonville, portrayed on a month to month basis. Beginning with January 2010 and running current through September, 2013, you can easily see the volume of homes sales runs on a yearly cycle with the larger volume of sales happening during the summer months, May through August. Which means this is the peak season to sell your house, as well you can also clearly see for the Mandeville and Madisonville area there has been an increase in volume of sales over the previous year, for the past 3 years! This is good, its means we have sold more homes over last year, for the third year in a row. This is excellent news.
