76 home sales for East St Tammany during the month of July. A large drop off from June's total of 111, a little over 30% if my calculations are correct. This is the lowest number in 5 months and, in my opinion, shows how much of an effect the expiration of the first time home buyer's tax credit is having on our real estate market.

49 home sales for Greater Covington during the month of July. A marked decrease over the previous month. 69 in June, only 49 in July. This is almost a 30% drop in the number of real estate sales. Now I did expect a drop from June to July due to the first time home buyers tax credit and the June 30th deadline. June should have had an abnormally high number of closings, and July, I knew, would take a hit, but I did not expect 25+ percent.

64 home sales for the month of July. A decrease of almost 30% in the number of transactions from June. June's figures I fully expected to be high due to the expiration of the first time home buyer's credit on June 30th. As well June's numbers were a consecutive increase of four months in a row, and 93 (the number of sales in June) was the highest single month in over 3 years. Therefore… I would have to say this is really just a drop back to a more common reality for Mandeville and Madisonville. I am not happy about it though…

69 residential homes sales for the combined communities of Covington, Abita and Folsom for the month of June 2010. This is an increase over May by 15%, however I want to temper this with timely expiration of the First Time Home Buyers Tax Credit… Anyone who wanted to qualify for the 8K had to close on their property by June 30th, therefore We should expect an above average number of home closings, nationwide, in June.

93 home sales for Mandeville and Madisonville, LA during the month of June 2010. Another increase from the previous month. Sweet, I am loving it. However, June 30th was the deadline for the $8000.00 First Time Home Buyer’s Tax Credit, therefore I would expect an increase for June. Only time will tell, once we get a chance to look at July’s numbers. For the time being though. 🙂 Nothing but smiles.

96 homes sales for the month of May. A definite decrease. I do feel though the decrease can be attributed in part too the 1st time home buyer’s tax credit, and these buyers making sure they did not miss out on this opportunity. There was not near as much talk this time about an extension of the program, so… I think buyers learned from last time, when the number of good properties decreased as the deadline approached, they were left scrambling, this time they did not let it happen.
